Epigenetic effects

There's increasing evidence that a part of the variation is due to epigenetic effects.

These can be due to small changes in the chemistry of the DNA (especially methylation)

Or in the proteins associated with the DNA (histone acetylation)

This source of variation is hard to handle at present, because practical assays have yet to be developed.

So epigenetic inheritance remains unpredictable.
